Searching for your perfect property
Once we have a clear understanding of your requirements, we can match you up with suitable apartments and arrange viewings. Emails can be sent to keep you up to date with the latest properties that we list.
Viewings can be conducted by appointment only, at a convenient time to you, 6 days a week.
Choosing a property
Once you have identified your perfect apartment and put in an offer, we will liase with the Landlord on your behalf to secure the property. Once the Landlord confirms that they would like to proceed with the tenancy, a one-off administration fee of £200 for the first tenant and £50 for every subsequent tenant is due. We will then ask you to fill in a ‘Tenant Assessment Application Form’, which will enable the vetting process to begin.
Once the reference checks have taken place and been accepted, Dandara will draw up a standard Tenancy Agreement and serve any statutory notices.
Dandara provide a free professional inventory, to the Tenant, prior to the commencement of the tenancy.
Rent and deposit
Dandara will collect the first month’s rent and six week’s rent as a security deposit in cleared funds before the start of any tenancy. Please note that if you are paying the rental amount in advance we will require two months rent as a security deposit. A monthly standing order mandate will also be set up by Dandara to collect your monthly rent.
Local authority and Utility Companies will be advised at the commencement of the tenancy and Dandara will provide necessary meter readings. Finally, Dandara will provide you with the relevant keys and check you into the property.
Throughout the tenancy
Dandara will inspect the property prior to occupation and during the tenancy and provide a written report to the Landlord. Dandara will also monitor your monthly rental payments and chase unpaid rent keeping the Landlord informed at all times.
End of tenancy
At the end of the term of the tenancy we will check the inventory and schedule of conditions. Providing that the property has sustained only fair ‘wear and tear’ during the tenancy your deposit will be returned in full. If there is any damage to the Landlord’s property or possessions, we do reserve the right to deduct the amount required to make good.

How much are your fees?

What else do I need to pay before moving in?

Who holds my deposit?
Dandara Lettings and management hold your deposit as ‘agents of the Landlord’.
How long will it take before I can move in?
It depends on how quickly we get your reference forms back and how comprehensively they are completed. You can complete your application online which saves time and mean that you do not have to come into our office. When the referencing procedure has been completed we will finalise your moving in date and move you in as quickly as possible.
Who manages the apartment?
At Dandara Lettings & Property Management we manage all of our property which means that you will never have to deal directly with your Landlord but through experienced Dandara staff.
Is the deposit refundable?
Yes at the end of the term of the tenancy we will check the inventory and schedule of conditions. Providing that the property has sustained only fair ‘wear and tear’ during the tenancy your deposit will be returned in full. If there is any damage to the Landlord’s property or possessions, we do reserve the right to deduct the amount required to make good.
Can I hang pictures on the walls?
This is allowed if picture hooks are used. As a general rule of thumb the apartment should be left as it was found minus ‘fair wear and tear’.
If anything breaks down who is responsible?
Providing that there is a genuine fault, the Landlord will be responsible for the charges incurred. Dandara will ensure that any faults will be looked at as soon as possible.
Can I have pets?
No, referring to The Tenancy Agreement, ‘The Tenant agrees with the Landlord not to keep any cats or dogs at the property and not to keep any other animals, reptiles or birds (or other living creatures that may cause damage to the property, or annoyance to neighbours) in the property.'
What is the minimum term for a tenancy?
The minimum term is 6 months.

No hidden charges
There are no hidden charges when appointing Dandara as your sole letting agent. Our fees are amongst the lowest in Hemel Hempstead at £350.00 + VAT for the Landlord set-up fee and full management at 10% + VAT. The Agency Agreement may also be terminated at no charge in the unlikely event that we have been unable to identify a suitable Tenant.

Listing and Marketing
As soon as we receive confirmation of your instruction to market your property, we will arrange for our photographer to visit your property.
Details of your property will be displayed on our website, complete with description and photographs. In addition to our own site we will also use popular lettings specific websites such as rightmove.co.uk to market your property. We will also place your property in the appropriate media and endeavor to display your property in one of our window displays across the city.
Viewings can be conducted by appointment to suit prospective Tenants, 6 days a week. Dandara provide regular feedback to Landlords of viewer’s comments and appraisal of market conditions likely to affect rental levels.
Dandara Lettings negotiate with prospective Tenants relating to the monthly rental and the length of the lease together with associated issues to ensure the best possible deal for the Landlord.
Once suitable Tenants have been found Dandara will undertake full vetting of prospective Tenants including employers, bank, previous Landlords, personal references and credit checks as necessary.
When reference checks have been completed, Dandara will draw up a standard form of Tenancy Agreement and serve any statutory notices.

End of tenancy
At the end of the term of the tenancy we will check the inventory and schedule of conditions and deduct from the deposit paid by the Tenant any amount for damage to the Landlord’s property or possessions. We can accept no responsibility for damage to the Landlord’s property or possessions caused by the Tenant above the amount deducted from the Tenant’s deposit for any such damage.
Landlord's obligations - Dandara Lettings
The Landlord must provide 3 sets of keys, entry fobs and a car park fob, if appropriate, a minimum of one week prior to commencement of any tenancy. Any shortfall of keys will be charged for at cost.
Furniture and furnishings
All furniture that the Landlord provides must comply with the Fire and Furnishings Regulations 1988 (amended 1993), which covers all upholstered furniture and furnishings. The Landlord hereby warrants that all furniture and furnishings in the property to be let, fully comply with the Fire and Furnishings Regulations 1988 (amended 1993).
The Landlord must notify his buildings and contents insurers of his intention to let so cover may be amended as necessary. We can provide you with details of any additional Landlord’s protection insurance you may require on request.
The Landlord should obtain the mortgage lender’s consent to the letting.
Whilst the Property is vacant the Landlord is responsible for payment of Council Tax, water and electricity bills.
If the Tenant remains in the property at the end of their current tenancy and a new tenancy contract is drafted and signed by both parties, an administration fee of £75 + VAT is charged to the Landlord.
Under UK taxation law we are obliged to retain 22% of the income received from rented property for a Landlord who is not resident in the UK. You can apply to the Inland Revenue to receive your income gross of tax. We are registered with the Centre for Non-Residents to operate this scheme and can supply you with an application form on request.
If the property is leasehold the terms of the lease may require you to obtain the Landlord’s consent prior to sub-letting, you should ask your Solicitor to check the terms of your lease on the property.
The Landlord accepts that when we receive the deposit from the Tenant as agents for the Landlord that we will pay or be deemed to have paid the full sum of the deposit less any deductions applicable pursuant to the terms of the Tenancy Agreement. No interest shall be paid to either party.
The Landlord undertakes to ratify whatsoever the Agents shall lawfully and reasonably do by virtue of this agreement and to indemnify them against all costs and expenses properly incurred by them in carrying out their duties and all other actions and acts pursuant hereto including legal expenses.
Terms and conditions - Dandara Hemel Hempstead Lettings
We will prepare a comprehensive Tenancy Agreement in accordance with English Law to protect the Landlord’s interests. Our standard Tenancy Agreement is an Assured Shorthold Tenancy, which is for a minimum term of 6 months renewable thereafter by mutual agreement. The cost of drafting this agreement is included in our letting fee. A section 21 notice requiring possession will be issued to the Tenant at the start of each new tenancy. If the Tenant does not meet the requirements of an Assured Shorthold Tenancy we shall draft a Non-Housing Act Tenancy.
We will obtain references on prospective Tenants as appropriate including employers, previous Landlord, banking and credit check as necessary. Where we can not obtain suitable references we shall approach you, as the Landlord, for your agreement to take six months rent in advance and a raised security deposit of two months rent.
Immediately prior to the letting of the property we will prepare an inventory and schedule of conditions. At the end of the term of the tenancy we will check the inventory and schedule of conditions and deduct from the deposit paid by the Tenant, any amount for damage to the Landlord’s property or possessions. We can accept no responsibility for damage to the Landlord’s property or possessions caused by the Tenant above the amount deducted from the Tenant’s deposit for any such damage.
We will investigate any repairs necessary reported at the property and instruct contractors to carry out any necessary work. Repairs up to £150 will be carried out without prior reference to the Landlord and above that amount shall be subject to the Landlord’s prior approval. The Landlord is free to instruct his own contractors to carry out any work should he wish to do so. We reserve the right to instruct contractors to carry out emergency work or work necessary where we have been unable to contact the Landlord for prior approval.
Net rental transfer
We will automatically transfer the net rental receipts to your account when we are in receipt of cleared funds from the Tenant, Landlords are paid within 14 days by BACS transfer. We will deduct from these receipts any amounts outstanding from the Landlord for necessary repairs or maintenance carried out at the property.
In the event that it becomes necessary to take Legal action against a Tenant you will be responsible for instructing a solicitor and all subsequent fees.
Under the provision of the Proceeds of Crime Act 2002, it is a legal requirement that the agent must be able to identify their client. All Private Landlords must provide Dandara Lettings with a copy of their passport or EU Photo Driving Licence and proof of address to be held on file in accordance with Data Protection Act 1988.
Where there are joint Landlords (except for husband and wife) a copy of the relevant identification for each Landlord will be required.
Where the Landlord is a company, at least two Directors must provide us with the relevant information.
Termination of agreement
The Agency Agreement may be terminated at no charge when Dandara Lettings have not identified a suitable Tenant. However, where Dandara Lettings has introduced a suitable Tenant and the Landlord refuses to allow the tenancy to proceed, the Landlord will be liable to pay a withdrawal fee of £200 + VAT.
