At Dandara we understand the buy-to-let market; the relationship between price and rental income.

Over the last 40 years (since ODPM records began) UK residential property has averaged 11.3% per annum capital growth (compared to other asset classes, e.g. gold, gilts, FTSE) As an investor, if you invest 100% of your equity in residential property, you will on average, make 11.3% in capital growth, plus another 4.6% in rental income, however if like most investors you borrow say 25% of the equity required, the return on average of your investment is 45% and in the first year alone, the rental income pays the interest on the borrowing.

There are two golden rules to be observed when entering the buy-to-let market:

  • Do not overextend on borrowing – we believe the optimum figure is 75%
  • Diversify your portfolio, either geographically or by type of property
