letting your property

Detailed below are the various stages to guide you through the lettings process:-

Valuation

For all dandara property owners, we provide a free current market evaluation. To request this you can either, fill in our online form or call the lettings team on 0161 829 3052.

Listing and Marketing

As soon as we receive confirmation of your instruction to market your property, we will arrange for our photographer to visit your property.
Details of your property will be displayed on our website, complete with description and photographs. In addition to our own site we will also use popular lettings specific websites such as rightmove.co.uk and homesonview.co.uk to market your property. We will also place your property in the appropriate media and endeavour to display your property in one of our window displays across the city.

Viewings

Viewings can be conducted by appointment to suit prospective Tenants, 6 days a week. dandara provide regular feedback to Landlords of viewer’s comments and appraisal of market conditions likely to affect rental levels.

Offers made

dandara  Lettings negotiate with prospective Tenants relating to the monthly rental and the length of the lease together with associated issues to ensure the best possible deal for the Landlord.
Once suitable tenants have been found dandara will undertake full vetting of prospective Tenants including employers, bank, previous landlords, personal references and credit checks as necessary.

Tenancy Agreement

When reference checks have been completed, dandara will draw up a standard form of Tenancy Agreement and serve any statutory notices.

Inventory

dandara provide a free professional inventory, to both Landlord and Tenant, prior to the commencement of the tenancy.

Rent and Deposit

dandara Lettings will collect the first month’s rent and one month’s rent as a security deposit in cleared funds before the start of any tenancy. A monthly standing order will also be set up by dandara to collect the Tenant’s rent.

Completion

Local authority and Utility Companies will be advised at the commencement of the tenancy and dandara will provide necessary meter readings. Finally, dandara Lettings will provide the Tenants with the relevant keys and check them into the Property

Throughout the Tenancy

dandara Lettings will inspect the Property prior to occupation and at regular monthly intervals during the tenancy and provide a written report to the Landlord. dandara will also monitor payments of rent from Tenants and chase unpaid rent keeping the Landlord informed at all times.

End of Tenancy

At the end of the term of the tenancy we will check the inventory and schedule of conditions and deduct from the deposit paid by the Tenant any amount for damage to the Landlord’s Property or possessions. We can accept no responsibility for damage to the Landlord’s Property or possessions caused by the Tenant above the amount deducted from the Tenant’s deposit for any such damage.
