The response to Castle Quay, St Helier as a location within which to live, work and socialise has set a precedent in new developments in Jersey and over the past two years we have been researching and interviewing international architects to complete the scheme.
With 85% of the first phase sold, our challenge was to match the expectation that is Castle Quay but also to enhance it for the general public and the residents of the first phase.
Great public areas and world class buildings
To ensure that we achieved a scheme which would meet the site’s planning requirement, to produce great public areas and world class buildings, we considered and approached some of the top 10 leading architects of the world and were fortunate to secure the services of SOM who have been responsible for some of the world’s most elegant and challenging projects.
Trading since 1936 SOM has undertaken a variety of commissions in 50 countries throughout the world. Throughout its history SOM has been recognised with more than 900 awards for quality and innovation, including the much coveted Pritzker Architecture Prize which is awarded annually to honour ‘a living architect whose built work demonstrates a combination of those qualities of talent, vision and commitment’.
Buildings to meet current and future environmental standards
A long tradition of partnering with other architects and specialists has led to collaborations which generate ideas to strengthen and enrich each project and SOM are delighted to be working with Jersey based practice, Axis Mason
who have a wealth of local knowledge and expertise. Both partners were chosen with the specific aim of producing buildings which meet both current and future environmental standards.
Jersey Waterfront Enterprise Board
The original agreement to develop the land was signed in 2006 since which time we have been working very closely with the Waterfront Enterprise Board to achieve our mutual aims, ably demonstrated by the successful development of phase l and the detailed planning application recently submitted for phase ll. As a result of this joint approach both Dandara and WEB will realise a scheme worthy of international merit.
SOM’s early proposal to make Elizabeth Castle the focus of the development was very exciting and its inclusion in the scheme is now apparent in the application. There was a temptation to design a much taller building on the site as the adopted planning policy allowed for, however through creative thinking and excellent design we believe that we have achieved a better scheme.
Quailty Homes and New Public Space
The second phase of Castle Quay will comprise 280 residential units; 274 1 & 2 bedroom and six 3 bedroom apartments across three separate buildings with retail and leisure offerings within the ground floors. The buildings will be staggered in height, offering ground floor plus 7, 8 and 9 floors respectively, achieving not only the aim of providing high quality homes in a world class location but also allowing us to dedicate 50% of the ground plane to creating public space with wide boulevards, allowing complete access for locals and visitors alike.
The buildings have been designed to respond sensitively to St Helier’s rich town fabric with specific attention having been paid to increasing the connectivity to the town centre both physically and visually
Incorporating Elizabeth Castle as its most important feature, each apartment will have a balcony with a further 50% of residents also enjoying a bay window resulting in over 80% of the site benefiting from magnificent sea views.
As a result of intensive consultation with current and potential purchasers, an additional benefit for all Castle Quay residents will be the offering of an exclusive membership of a gym and 20 metre indoor lap pool to be introduced within phase ll, meeting the desire for a lifestyle choice which reflects health and well-being.
