Searching for your perfect Isle of Man property

Once we have a clear understanding of your requirements, we can match you up with suitable properties and arrange viewings and emails can be sent to keep you up to date with the latest properties that we list.

Property Viewings

Viewings can be conducted by appointment only, at a convenient time to you, 6 days a week.

Choosing a property

Once you have identified your perfect house or apartment and put in an offer, we will liase with the Landlord on your behalf to secure the property.

Once the reference checks have taken place and been accepted, Dandara will draw up a standard Tenancy Agreement and serve any statutory notices.

Inventory

Dandara provide a free professional inventory, to the Tenant, prior to the commencement of the tenancy.

Rent and Deposit

Dandara will collect the deposit and first month’s rent in cleared funds prior to the start of any tenancy. We will then continue to collect the monthly rental on behalf of the Landlord.

Completion

Local Authority and Utility Companies will be advised at the commencement of the tenancy and Dandara will provide necessary meter readings. Finally, Dandara will provide you with the relevant keys and check you into the property.

Throughout the tenancy

Dandara will inspect the property prior to occupation and during the tenancy and provide feedback to the Landlord.

End of tenancy

At the end of the term of the tenancy we will check the inventory and schedule of conditions and deduct from your deposit paid any amount for damage to the Landlord’s property or possessions.

Frequently Asked Questions about renting in the Isle of Man

Dandara lettings offer answers to frequently asked questions about renting with Dandara in the Isle of Man.

Can I hang pictures on the walls?
This is allowed if picture hooks are used. As a general rule of thumb the property should be left as it was found minus ‘fair wear and tear’.

If anything breaks down who is responsible?
Providing that there is a genuine fault, the Landlord will be responsible for the charges incurred. Dandara will ensure that any faults will be looked at as soon as possible.

Can I have pets?
No, referring to The Tenancy Agreement, ‘The Tenant agrees with the Landlord not to keep any cats or dogs at the Property and not to keep any other animals, reptiles or birds (or other living creatures that may cause damage to the Property, or annoyance to neighbours) in the Property

What is the minimum term for a tenancy?
The minimum term is 6 months.

Is the deposit refundable?
At the end of the term of the tenancy we will check the inventory and schedule of conditions and deduct from the deposit paid by the Tenant any amount for damage to the Landlord’s property or possessions.

Letting your property

Valuation

Listing and Marketing

As soon as we receive confirmation of your instruction to market your property, details will be displayed on our website, complete with a full description. We will also place your property in the appropriate media and emails will be sent to suitable tenants, informing them of your newly listed property.

Viewings

Viewings can be conducted by appointment to suit prospective Tenants, 6 days a week. Dandara provide regular feedback to Landlords of viewer’s comments and appraisal of market conditions likely to affect rental levels.

Offers made

Dandara negotiate with prospective Tenants relating to the monthly rental and the length of the lease (minimum of 6 months & maximum 12 months renewable) together with associated issues to ensure the best possible deal for the Landlord.
Once suitable Tenants have been found Dandara will undertake full vetting of prospective Tenants including seeking two references.

Tenancy agreement

If the tenant proves to be acceptable, Dandara will draw up a standard form of Tenancy Agreement and serve any statutory notices.

Inventory

Dandara provide a free professional inventory, to both Landlord and Tenant, prior to the commencement of the tenancy.

Rent and deposit

Dandara will collect the first month’s rent and one month’s rent as a security deposit in cleared funds before the start of any Tenancy. A monthly standing order will also be set up by Dandara to collect the Tenant’s rent.

Completion

Local Authority and Utility Companies will be advised at the commencement of the tenancy and Dandara will provide necessary meter readings. Finally, Dandara will provide the Tenants with the relevant keys and check them into the property

Throughout the tenancy

Dandara will inspect the property prior to occupation and either at the end of the tenancy, or at renewal stage. We will then provide feedback to the Landlord. Dandara will also monitor payments of rent from tenants and chase unpaid rent keeping the Landlord informed at all times.

End of tenancy

At the end of the term of the tenancy we will check the inventory and schedule of conditions, liaise with the Landlord, and where applicable, obtain quotes for repair work.

Landlord's obligations - Isle of Man Lettings

Keys

The Landlord must provide 3 sets of keys, entry fobs and a car park fob, if appropriate, a minimum of one week prior to commencement of any tenancy. Any shortfall of keys will be charged for at cost.

Furniture and furnishings

All Dandara, Isle of Man properties for rent, are unfurnished.

Insurance

The Landlord must notify his buildings and contents insurers of his intention to let so cover may be amended as necessary. We can provide you with details of any additional Landlord’s protection insurance you may require on request.

Mortgager’s consent

The Landlord should obtain the mortgage lender’s consent to the letting.

Vacant property

Whilst the property is vacant the Landlord is responsible for payment of Local Authority rates, water and electricity bills

Tenancy renewal

If the Tenant remains in the property at the end of their current tenancy and a new Tenancy Contract is drafted and signed by both parties, we do not charge for this facility.

Overseas landlords

Under the taxation law we are obliged to retain 18% of the income received from rented property for a Landlord who is not resident in the Isle of Man. You can apply to the Inland Revenue to receive your income gross of tax. We are registered with the centre for Non-Residents to operate this scheme and can supply you with an application form on request.

Indemnity

The Landlord undertakes to ratify whatsoever the Agents shall lawfully and reasonably do by virtue of this agreement and to indemnify them against all costs and expenses properly incurred by them in carrying out their duties and all other actions and acts pursuant hereto including legal expenses.

Terms and conditions - Isle of Man, Lettings

Isle of Man Tenancy agreement

We will prepare a comprehensive Tenancy Agreement in accordance with Isle of Man Law to protect the Landlord’s interests.

References

We will obtain two references on prospective Tenants as appropriate.

Inventory

Immediately prior to the letting of the property we will prepare an inventory and schedule of conditions. At the end of the term of the tenancy we will check the inventory and schedule of conditions and liaise with the Landlord. We can accept no responsibility for damage to the Landlord’s property or possessions caused by the Tenant.

Property repairs

We will investigate any repairs necessary reported at the property and instruct contractors to carry out any necessary work. Repairs up to £150 will be carried out without prior reference to the Landlord and above that amount shall be subject to the Landlord’s prior approval. The Landlord is free to instruct his own contractors to carry out any work should he wish to do so. We reserve the right to instruct contractors to carry out emergency work or work necessary where we have been unable to contact the Landlord for prior approval.

Tenant’s breaches

In the event that it becomes necessary to take Legal action against a Tenant you will be responsible for instructing a Solicitor and all subsequent fees.

Client Identification

Under the provision of the Proceeds of Crime Act 2002, it is a legal requirement that the agent must be able to identify their client. All private Landlords must provide Dandara Lettings with a copy of their Passport or EU Photo Driving Licence and proof of address to be held on file in accordance with the Data Protection Act 1988.

Where there are joint Landlords (except for husband and wife) a copy of the relevant identification for each Landlord will be required.

Where the Landlord is a company, at least two directors must provide us with the relevant information.

Termination of Agreement

The agency agreement may be terminated at no charge when Dandara Lettings have not identified a suitable Tenant. However, where Dandara Lettings has introduced a suitable Tenant and the Landlord refuses to allow the tenancy to proceed, the Landlord will be liable to pay a withdrawal fee of £200 + VAT.
