Living in the Isle of Man
With its stunning unspoiled countryside, wooded glens, rolling hills, dramatic mountains and over 160km of unspoiled coastline, it’s perhaps not surprising that the Isle of Man is known as ‘the Jewel of the Irish Sea’.
Situated in the middle of the Irish Sea, the island covers an area of 572 sq.km - roughly three times the size of Washington DC - but with a population of which is almost 20% smaller than that of the US capital, the island’s 80,000 residents enjoy an unparalleled quality of life.
The island is home to a lively sporting calendar, rich arts, cultural and music scene. In addition to the world-famous TT Races, which attract over 30,000 motorbike fans during the two-week festival in May and June each year, the island also hosts annual blues, jazz and folk festivals, drawing performers and music fans from the UK and abroad. There are also a number of theatres and live performance venues around the island - the Gaiety Theatre being the most famous - which play host to stars from the worlds of comedy, dance, Classical and popular music.
Getting around the island is easy; traffic jams are almost unheard of and the island’s extensive bus network connects all majors towns and villages with the capital. The island also boasts some very unique forms of transport such as the steam railway, which runs between the island’s capital and the south of the island, an electric tram system which connects Douglas with Ramsey on the north east coast and the horse trams, which run up and down Douglas Promenade throughout the summer season.
Travelling to and from the island couldn’t be easier. The flight time to London is just over an hour and there are also daily direct flights to Belfast, Birmingham, Bristol, Dublin, Edinburgh, Gatwick, Manchester and Leeds/Bradford. Ferries also operate between Belfast, Dublin, Heysham and Liverpool with sailing times of between two and four hours.
The Island’s capital Douglas is home to the main economic, business and retail districts. Douglas is a lively and dynamic city on the south east coast boasting a wide array of pubs, bars, nightlife and restaurants, big brand retailers, chic boutiques and specialist local food stores - making it an ideal base for anyone who enjoys city living at a more relaxed pace.

Searching for your perfect Isle of Man property
Once we have a clear understanding of your requirements we can match you with suitable properties, arrange viewings and keep you up to date with the latest available properties.
Property Viewings
Viewings can be conducted by appointment only, at a convenient time to you, 5 days a week.
Choosing a property
Once you've identified your perfect house or apartment and put in a rental offer we will liaise with the Landlord to secure the property on your behalf. Then, once reference checks have been carried out and accepted, Dandara will draw up a standard Tenancy Agreement and serve any statutory notices.
Inventory
We provide a free professional inventory to you - the Tenant - prior to the commencement of the tenancy.
Rent and deposit
We will collect the deposit and first month's rent in cleared funds prior to the start of your tenancy. We will then continue to collect the monthly rental on behalf of the Landlord.
Completion
Local Authority and Utility Companies will be advised at the commencement of your tenancy and we will provide necessary meter readings. Finally, we will provide you with the relevant keys and check you into the property.
Throughout the tenancy
We will inspect the property prior to occupation and during the tenancy and provide feedback to the Landlord.
End of tenancy
At the end of the term of the tenancy we will check the inventory and schedule of conditions. Any damage to the Landlord's property or possessions and deduct from your deposit paid any amount for.

Can I hang pictures on the walls?
This is allowed if picture hooks are used. As a general rule of thumb the property should be left as it was found minus ‘fair wear and tear’.
If anything breaks down who is responsible?
Providing that there is a genuine fault, the Landlord will be responsible for the charges incurred. Dandara will ensure that any faults will be looked at as soon as possible.
Can I have pets?
No, referring to The Tenancy Agreement,
‘The Tenant agrees with the Landlord not to keep any cats or dogs at the Property and not to keep any other animals, reptiles or birds (or other living creatures that may cause damage to the Property, or annoyance to neighbours) in the Property'.
What is the minimum term for a tenancy?
The minimum term is 6 months.
Is the deposit refundable?
At the end of the term of the tenancy we will check the inventory and schedule of conditions and deduct from the deposit paid by the Tenant any amount for damage to the Landlord’s property or possessions.

Listing and Marketing
As soon as we receive confirmation of your instruction to market your property, full details will be displayed on our website and in any relevant local publications. We will also email any suitable tenants to let them know that your property has become available.
Viewings
Viewings can be conducted by appointment to suit prospective tenants, 5 days a week. We provide regular feedback viewer's comments and an appraisal of market conditions, which are likely to affect rental levels.
Offers made
We will negotiate the monthly rental and the length of the lease (minimum of 6 months & maximum 12 months renewable) with prospective tenants on your behalf to ensure the best possible deal. Once suitable tenants are found we will undertake full vetting, including seeking two references.
Tenancy agreement
Once the vetting process is complete and the tenant has been approved, we will draw up a standard form of Tenancy Agreement and serve any statutory notices.
Inventory
Our lettings team will provide a free professional inventory to both landlord and tenant prior to the commencement of the tenancy.
Rent and deposit
We collect the first month's rent and one month's rent as a security deposit in cleared funds before the start of any tenancy. A monthly standing order is also set up by us to collect the monthly rent.
Completion
Local Authority and Utility Companies will be advised at the commencement of the tenancy and we will provide necessary meter readings. Our lettings team will then provide the tenant with the relevant keys and check them into the property.
Throughout the tenancy
We will inspect your property and provide you with feedback before the tenant moves in, then again at the end of their tenancy or at renewal stage. Our lettings team will also monitor rent payments from tenants and chase any late payments, keeping you informed at all times.
End of tenancy
At the end of the term of the tenancy we will check the inventory and schedule of conditions and where applicable, obtain quotes for repair work - keeping you informed at every stage.
Landlord's obligations - Isle of Man Lettings
Keys
The Landlord must provide 3 sets of keys, entry fobs and a car park fob if appropriate, a minimum of one week prior to commencement of any tenancy. Any shortfall of keys will be charged for at cost.
Furniture and furnishings
All Isle of Man properties for rent are offered unfurnished.
Insurance
As the landlord, you must notify his buildings and contents insurers of his intention to let so cover may be amended as necessary. We can provide you with details of any additional landlord's protection insurance you may require on request.
Mortgager’s consent
As the landlord you should obtain consent from your mortgage lender prior to letting your property.
Vacant property
Whilst the property is vacant the landlord is responsible for payment of Local Authority rates, water and electricity bills.
Tenancy renewal
If the tenant remains in the property at the end of their current tenancy and a new Tenancy Contract is drafted and signed by both parties, we do not charge for this facility.
Overseas landlords
Under the taxation law we are obliged to retain 18% of the income received from rented property for a Landlord who is not resident in the Isle of Man. You can apply to the Inland Revenue to receive your income gross of tax. We are registered with the centre for Non-Residents to operate this scheme and can supply you with an application form on request.
Indemnity
The Landlord undertakes to ratify whatsoever the Agents shall lawfully and reasonably do by virtue of this agreement and to indemnify them against all costs and expenses properly incurred by them in carrying out their duties and all other actions and acts pursuant hereto including legal expenses.
