FAQ

dandara Lettings offer introductory answers to frequently asked questions regarding all aspects of the tenancy procedure.

How much are your fees?
For each tenancy application you are required to pay a non-refundable administration fee in order that we may start the referencing procedure. The fee also covers the administration costs of setting up the tenancy.
1st Applicant - £100 (inc VAT)
Each Additional Applicant - £50 (inc VAT)

What else do I need to pay before moving in?
dandara Lettings will request the 1st month’s rent and one month’s rent as a security deposit, in cleared funds, prior to commencement of the tenancy.

Who holds my deposit?
dandara Lettings and management hold your deposit as ‘agents of the Landlord’.

How long will it take before I can move in?
It depends on how quickly we get your reference forms back and how comprehensively they are completed. You can complete your application online which saves time and mean that you do not have to come into our office. When the referencing procedure has been completed we will finalise your moving in date and move you in as quickly as possible.

Who manages the property?
At dandara Lettings and management we manage all of our property which means that you will never have to deal directly with your Landlord but through experienced dandara staff.

Is the deposit refundable?
Yes at the end of the term of the tenancy we will check the inventory and schedule of conditions. Providing that the property has sustained only fair ‘wear and tear’ during the tenancy your deposit will be returned in full. If there is any damage to the Landlord’s property or possessions, we do reserve the right to deduct the amount required to make good.

Can I hang pictures on the walls?
This is allowed if picture hooks are used. As a general rule of thumb the property should be left as it was found minus ‘fair wear and tear’.

If anything breaks down who is responsible?
Providing that there is a genuine fault, the Landlord will be responsible for the charges incurred. dandara will ensure that any faults will be looked at as soon as possible.

Can I have pets?
No, referring to The Tenancy Agreement, ‘The Tenant agrees with the Landlord not to keep any cats or dogs at the property and not to keep any other animals, reptiles or birds (or other living creatures that may cause damage to the property, or annoyance to neighbours) in the property

What is the minimum term for a tenancy?
The minimum term is 6 months.
