The Jersey rental process

To enable a perfect match between your requirements and our suitable properties, Dandara need as much information from you as possible.
Please note: All tenants must be aged twenty-one or over (children allowed).

Searching for your perfect property
Once we have a clear understanding of your requirements, we can match you up with suitable properties and arrange viewings, emails can be sent to keep you up to date with the latest properties that we list.
Viewings are conducted by appointment only, at a convenient time to you (Mon - Fri, 8.30am - 5.15pm).
Choosing a property
Once you have identified your perfect property and put in an offer, we will liaise with the Landlord on your behalf to secure the property.
We are required to undertake a credit check on behalf of the Landlord. This is carried out with SkyFall Collection Agency and covers the UK and Jersey. (The only charge we make to the tenant is a £12.50 credit check fee).
References and required documents
We require the following documents prior to occupation of a property:
- A reference from your current employer; the letter must be on company headed paper
- A second reference from someone with a professional background e.g. a doctor, previous landlord. The letter must show their name, address, telephone number and relationship to you, the proposed Tenant
- The name, address and contact number of your previous landlord - we will contact the previous landlord for a verbal and written reference
- A recent utility invoice - dated within the last 3 months
- An in-date copy of your Jersey Registration Card
Once the reference checks have taken place and been accepted, Dandara will draw up a standard Tenancy Agreement and serve any statutory notices.
Dandara provide a free professional inventory, to the Tenant, prior to the commencement of the tenancy.
A security deposit, usually equivalent to one month’s rent is payable on all tenancies. Please note that this must be paid to us, in cleared funds, before your tenancy can commence. Please note, should you withdraw prior to move in, the deposit is non-refundable.
The deposit will be held in the deposit protection scheme mydeposits Jersey, throughout the term of the lease. It is held in conjunction with the Inventory and Schedule of Condition as compiled prior to the start of your tenancy. At the end of your tenancy, the deposit release will be governed by the terms of the deposit scheme, subject to the Property being left as described in the Inventory and Schedule of Condition.
mydeposits Jersey charge the Tenant an administration fee of £20 + GST for this service. This will be deducted from your deposit prior to its release.
The tenant must be able to pay the monthly rent by standing order. Rent is due on the same day of each month from the day your tenancy commenced (e.g. if your tenancy commenced on the 5th January, you would become due on the 5th of each and every month). The Landlord will not accept the monthly rent paid by cheque or cash.
It is your responsibility, as the Tenant, to inform all utility companies of your start date at the Property and arrange for a takeover of the service. Dandara will provide you with the relevant keys and check you into the property.
Throughout the tenancy
Dandara will inspect the property prior to occupation and during the tenancy and provide feedback to the Landlord.
Parish Occupier Rates
All Tenants are responsible for the payment of parish occupier rates during the Term of the lease. Invoices will be issued at the end of the Term, when payment will be expected in full, direct to the Landlord.
End of tenancy
At the end of the term of the tenancy we will check the inventory and schedule of conditions and deduct from your deposit paid any amount for damage to the Landlord’s property or possessions.

What is the minimum term for a tenancy?
The minimum term is 12 months. The landlord could agree a lower term at their convenience.
If anything breaks down who is responsible?
Providing that there is a genuine fault, the Landlord will be responsible for the charges incurred. Dandara will ensure that any faults will be looked at as soon as possible.
Can I rent with my children?
Before making a tenancy application you should ensure that the Landlord will accept children in the Property and make sure the Property is suitable for small children.
Can I have pets?
No, you may not keep pets at the Property at any time.
Can I smoke?
Smoking is not permitted in the Property unless specifically stated in the contract by the Landlord. You will be expected to redecorate the Property, at your expense, as a result of any smoke damage.
Can I hang pictures on the walls?
This is allowed if picture hooks are used. As a general rule of thumb the property should be left as it was found minus ‘fair wear and tear’.
Is the deposit refundable?
At the end of the term of the tenancy we will check the inventory and schedule of conditions and deduct from the deposit paid by the Tenant any amount for damage to the Landlord’s property or possessions.

The lettings process - Jersey
Dandara Lettings provide a full lettings and management service for properties within Dandara developments in Jersey.
Free market valuation
Dandara provide a free valuation of the likely rental income and advise the Landlord on all relevant/related matters that influence our marketing strategy.
Listing and marketing
As your letting agent, Dandara will promote your property by advertising in local relevant publications and on the Internet to ensure maximum coverage.
Dandara ensure that viewings are accompanied at all times. Dandara provide regular feedback to Landlords of viewer’s comments and appraisal of market conditions likely to affect rental levels.
Dandara negotiate with prospective Tenants relating to the monthly rental and the length of the lease together with associated issues to ensure the best possible deal for the Landlord.
Dandara will undertake full vetting of prospective Tenants including employers, bank, previous landlords, personal references and credit checks as necessary. Where credit checks are not possible the full rental amount will be taken in advance prior to the commencement of the tenancy.
Dandara will ensure a certificate of housing qualifications has been issued by the local Housing department prior to the Tenant moving in.
Dandara will draw up a standard form of Tenancy Agreement and serve any statutory notices.
Rent and deposit
Dandara will collect the first month’s rent only and one month’s rent as a security deposit, in cleared funds, before the start of any tenancy.Dandara will log the deposit with ‘mydepositsJersey’ within 30 days of receipt from the Tenant.
A monthly standing order will then be set up by the Tenant, direct to the Landlord, for the collection of the monthly rent. It is the Landlord’s responsibility to monitor the incoming rent on a monthly basis. Dandara will liaise directly with the tenant should there be any discrepancies with the standing order payment by the Tenant.
Dandara will provide the Tenant(s) with the relevant keys and check them into the Property. Local authority and Utility Companies will be advised at the commencement of the tenancy and Dandara will provide necessary meter readings.
Throughout the tenancy
Dandara will inspect the property prior to occupation and at six-monthly intervals during the tenancy.
End of tenancy
At the end of the tenancy, Dandara will take back the Tenant’s keys, check off the inventory and carry out a full inspection of the Property.
Landlord's obligations - Jersey Lettings
The Landlord must provide 2 sets of keys and a car park fob, if applicable, a minimum of one week prior to commencement of any tenancy. Any shortfall of keys will be charged for at cost.
Telephone Line Installation
All new apartments do not come with connected telephone line. The Tenant will be expected to pay the one off initial installation cost unless otherwise advised by you, the Landlord.
The Landlord must notify his buildings and contents insurers of his intention to let, so cover may be amended as necessary. We can provide you with details of any additional Landlord’s protection insurance you may require on request.
The Landlord must obtain the mortgage lender’s consent to the letting.
Whilst the property is vacant the Landlord is responsible for payment of parish rates and electricity bills.
If the Tenant remains in the property at the end of their current tenancy and a new tenancy contract is drafted and signed by both parties, a 10% + GST commission charge will again be applicable for the duration of the renewed Term and charged to the Landlord.
If the property is leasehold, the terms of the lease may require you to obtain the Landlord’s consent prior to sub-letting, you should ask your lawyer to check the terms of your lease on the Property.
The deposit will be logged with ‘mydepositsJersey’ and held for the duration of the tenancy. At the end of the tenancy, Dandara will notify ‘mydepositsJersey’ of any deductions or outstanding monies to be deducted prior to releasing to the Tenant. The Tenancy Deposit Scheme (the TDS) commenced legislation in Jersey on 2nd November 2015.
The Landlord undertakes to ratify whatsoever the agents shall lawfully and reasonably do by virtue of this agreement and to indemnify them against all costs and expenses properly incurred by them in carrying out their duties and all other actions and acts pursuant hereto including legal expenses.
Upon receipt of these Terms & Conditions duly signed by you or your authorised representatives, Dandara Jersey Lettings shall be deemed to be instructed on your behalf as your agent with your full authority to sign or execute on your behalf, all documents necessary to carry out the effective management of your property.
Terms and conditions - Jersey Lettings

Tenancy Agreement – We will prepare a comprehensive Tenancy Agreement in accordance with
Jersey Law to protect the Landlord’s interests. Our standard Tenancy Agreement is a Licence
Agreement, which is for a minimum term of 6 months renewable thereafter by mutual
agreement. The cost of drafting this agreement is included in our letting fee.
References – We will obtain references on prospective Tenants as appropriate including employers, previous landlord, banking and credit check as necessary. Where credit checks are not possible, the full rental amount will be taken in advance prior to the commencement of the tenancy or Dandara lettings will update the landlord and discuss an alternative course of action.
Housing Qualifications - Dandara will carry out all necessary checks with the local housing department to ensure that the Tenant has the relevant housing qualifications required to occupy the property.
Inventory – Immediately prior to the letting of the Property, we will prepare an Inventory and Schedule of Conditions. At the end of the term of the tenancy we will check the Inventory and Schedule of Conditions and deduct from the deposit paid by the Tenant any amount for damage to the Landlord’s Property or possessions. We can accept no responsibility for damage to the Landlord’s Property or possessions caused by the Tenant above the amount deducted from the Tenant’s deposit for any such damage.
Property Repairs/Maintenance – Repairs up to £250 will be carried out without prior reference to the Landlord and above that amount shall be subject to the Landlord’s prior approval. All works carried out by Dandara will be charged at £35 per hour + GST, with a minimum charge of 1 hour. Should an external contractor be required, all works will be charged at cost, plus 10% of the external contractor’s invoice. The Landlord is free to instruct his own contractors to carry out any work should he wish to do so. We reserve the right to instruct contractors to carry out emergency work or work necessary where we have been unable to contact the Landlord for prior approval.
Tenancy Deposit Scheme – This law comes into effect from 2nd November 2015 in Jersey. Dandara will take the deposit from the Tenant and register it with ‘mydepositsJersey’ within 30 days of receipt.
Rental Commission Fee – We will automatically transfer the first month’s rent receipt to your account when we are in receipt of cleared funds from the Tenant. Landlords are paid within 14 days by BACS transfer. We will deduct from these receipts our 10% + GST commission fee for the Term of the tenancy, as well as any amounts outstanding from the Landlord for necessary repairs or
maintenance carried out at the Property. Should the commission fee exceed the first month rent amount,
we will request from you the shortfall.
Tenant’s Breaches – In the event that it becomes necessary to take legal action against a Tenant, Dandara will be happy to proceed with a local debt collecting agency on your behalf. The Landlord will be held responsible for any subsequent fees should the legal action be unsuccessful.
Termination of Agreement - The agency agreement may be terminated at no charge when Dandara
Lettings have not identified a suitable Tenant. However, where Dandara Lettings has introduced a
suitable Tenant and the Landlord refuses to allow the tenancy to proceed, the Landlord will be liable to
pay a withdrawal fee of £200 + GST
