A step by step guide to renting an apartment with Dandara Manchester.

Searching for your perfect apartment

Once we have a clear understanding of your requirements, we can match you up with suitable properties and arrange viewings. We can keep you up to date with the latest availability via email.

Viewings

Viewings can be conducted by appointment, at a convenient time to suit you, 6 days a week.

Choosing an apartment

Once you have identified your perfect apartment to rent in Manchester and put in an offer, we will liaise with the landlord on your behalf to secure the property.

Once the Landlord confirms that they would like to proceed with the tenancy, a one-off administration fee of £200 for the first tenant and £50 for every subsequent tenant is due. We will then ask you to fill in a ‘Tenant Assessment Application Form’, which will enable the vetting process to begin.

Tenancy agreement

Once the reference checks have taken place and been accepted, we will draw up a standard Tenancy Agreement and serve any statutory notices.

Inventory

We provide a free professional inventory, to the Tenant, prior to the commencement of the tenancy.

Rent and deposit

We will collect the first month’s rent and in most cases, one and a half's month’s rent as a security deposit in cleared funds before the start of any tenancy.* We will assist you in setting up a monthly standing order to pay your rent.

*Please note that if you are paying the full rental amount in advance, we will require two months’ rent as a security deposit.

Completion

Local authority and utility companies will be advised at the commencement of the tenancy and we will provide necessary meter readings. Finally, we will provide you with the relevant keys and check you into the property.

Throughout the tenancy

We will inspect the property prior to occupation and during the tenancy and provide a written report to the Landlord. We'll also monitor your monthly rental payments and chase unpaid rent keeping the Landlord informed at all times.

End of tenancy

At the end of the tenancy, we will check the inventory and schedule of conditions. Providing that the apartment has sustained only fair ‘wear and tear’ during the tenancy, your deposit will be returned in full. If there is any damage to the Landlord’s property or possessions, we do reserve the right to deduct the amount required to make good.


Fees, Charges or Penalties To Tenants



Before you move in

  • Administration Fees: 
  • £200 inc VAT for the first tenant or £300 inc VAT for the first two tenants
  • £50 inc VAT for every subsequent tenant
  • Payable when securing a property from Dandara Limited trading as Dandara Sales, Lettings & Property Management. This fee includes referencing, contract negotiation and preparation of Move In paperwork.

  • Credit Card Fees:  1.4% inc VAT payable when any payments are made using a credit card.


During the course of your tenancy

  • Late Rent Payment Fees:  Interest at 4% above the Bank of England Base Rate, payable from the date on which the rent was due until the date on which the rent is actually paid. Payable when rent is paid late.
  • Overpayment Or Payments Made In Error Fees:  £30 inc VAT payable if rents are paid when a tenancy has ended or any monies are paid to Dandara Lettings in error and require refunding.
  • Renewal Fee: £60 inc VAT payable when a new fixed term tenancy is agreed at the end of the initial contract.
  • Breaking Tenancy Fee: £600 inc VAT payable if a tenant wishes to break their tenancy agreement.
  • Out of Hours Fee: £30 inc VAT payable when a non emergency call is made to the out of hours emergency number.

At the end of your tenancy

We will conduct a Move Out Inspection and inform you of any works required that are deemed payable by you, the tenant(s) .

Client Money Protection

Dandara Sales, Lettings & Property Management are not part of a Client Money Protection Scheme.

Redress Scheme

Dandara Sales, Lettings & Property Management are members of the Property Omsbudsman.

Answers to frequently asked questions about renting an apartment in Manchester with Dandara.

How much are your fees?

For each tenancy application you are required to pay a non-refundable administration fee in order that we may start the referencing procedure. The fee also covers the administration costs of setting up the tenancy.

1st Applicant - £200 (inc VAT)
Each Additional Applicant - £50 (inc VAT)

What else do I need to pay before moving in?

Dandara Lettings will request the 1st month’s rent and in most cases one and a half month’s rent as a security deposit, in cleared funds, prior to commencement of the tenancy.

Who holds my deposit for the apartment?

Your deposit will be protected by The Deposit Protection Service (The DPS) in accordance with its terms and conditions. The terms and conditions and ADR Rules governing the protection of the deposit including the repayment process can be found at www.depositprotection.com.

How long will it take before I can move in?

It depends on how quickly we get your reference forms back and how comprehensively they are completed. You can complete your application online which saves time and mean that you do not have to come into our office. When the referencing procedure has been completed we will finalise your moving in date and move you in as quickly as possible.

Who manages the property?

At Dandara Lettings and management we manage all of our apartments which means that you will never have to deal directly with your Landlord but through experienced Dandara staff.

Is the deposit refundable?

Yes, at the end of the term of the tenancy we will check the inventory and schedule of conditions. Providing that the property has sustained only fair ‘wear and tear’ during the tenancy your deposit will be returned in full. If there is any damage to the Landlord’s property or possessions, we do reserve the right to deduct the amount required to make good.

Can I hang pictures on the walls?

This is allowed if picture hooks are used. As a general rule of thumb the property should be left as it was found minus ‘fair wear and tear’.

If anything breaks down who is responsible?

Providing that there is a genuine fault, the Landlord will be responsible for the charges incurred. Dandara will ensure that any faults in the apartment will be looked at as soon as possible.

Can I keep pets in the apartment?

No, referring to The Tenancy Agreement, ‘The Tenant agrees with the Landlord not to keep any cats or dogs at the property and not to keep any other animals, reptiles or birds (or other living creatures that may cause damage to the property, or annoyance to neighbours) in the property'.

What is the minimum rental term for a tenancy?

The minimum rental term is 6 months.

No hidden charges

There are no hidden charges when appointing Dandara as your sole letting agent. Our fees are amongst the lowest in Manchester at £300.00 + VAT for the Landlord set-up fee and full management at 10% + VAT. The Agency Agreement may also be terminated at no charge in the unlikely event that we have been unable to identify a suitable Tenant.

Letting your apartment in Manchester with Dandara

Valuation

Listing and marketing

As soon as we receive confirmation of your instruction to market your apartment, we will arrange for our photographer to visit your property.
Details of your apartment will be displayed on our website, complete with description and photographs. In addition to our own site we will also use popular lettings specific websites such as rightmove.co.uk and homesonview.co.uk to market your property. We will also place your property in the appropriate media and endeavour to display your property in our window display.

Viewings

Viewings can be conducted by appointment to suit prospective Tenants, 6 days a week. Dandara provide regular feedback to Landlords of viewer’s comments and appraisal of market conditions likely to affect rental levels.

Offers made

Dandara Lettings negotiate with prospective Tenants relating to the monthly rental and the length of the lease together with associated issues to ensure the best possible deal for the Landlord.
Once suitable Tenants have been found Dandara will undertake full vetting of prospective Tenants including employers, bank, previous landlords, personal references and credit checks as necessary.

Tenancy agreement

When reference checks have been completed, Dandara will draw up a standard form of Tenancy Agreement and serve any statutory notices.

Inventory

Dandara provide a free professional inventory, to both Landlord and Tenant, prior to the commencement of the tenancy.

Throughout the tenancy

Dandara Lettings will inspect the apartment prior to occupation and at regular intervals during the tenancy. Dandara will also monitor payments of rent from Tenants and chase unpaid rent keeping the Landlord informed at all times.

End of tenancy

At the end of the term of the tenancy we will check the inventory and schedule of conditions and deduct from the deposit paid by the Tenant any amount for damage to the Landlord’s Property or possessions. We can accept no responsibility for damage to the Landlord’s Property or possessions caused by the Tenant above the amount deducted from the Tenant’s deposit for any such damage.

Landlord's obligations

Keys

The Landlord must provide 3 sets of keys, entry fobs and a car park fob, if appropriate, a minimum of one week prior to commencement of any tenancy. Any shortfall of keys will be charged for at cost.

Furniture and furnishings

All furniture that the Landlord provides must comply with the Fire and Furnishings Regulations 1988 (amended 1993), which covers all upholstered furniture and furnishings. The Landlord hereby warrants that all furniture and furnishings in the property to be let, fully comply with the Fire and Furnishings Regulations 1988 (amended 1993).

Insurance

The Landlord must notify his buildings and contents insurers of his intention to let so cover may be amended as necessary. We can provide you with details of any additional Landlord’s protection insurance you may require on request.

Mortgager’s consent

The Landlord should obtain the mortgage lender’s consent to the letting.

Vacant property

Whilst the Property is vacant the Landlord is responsible for payment of Council Tax, water and electricity bills.

Tenancy renewal

If the Tenant remains in the property at the end of their current tenancy and a new tenancy contract is drafted and signed by both parties, an administration fee of £75 + VAT is charged to the Landlord.

Overseas landlords

Under UK taxation law we are obliged to retain 22% of the income received from rented Property for a Landlord who is not resident in the UK. You can apply to the Inland Revenue to receive your income gross of tax. We are registered with the Centre for Non-Residents to operate this scheme and can supply you with an application form on request.

Lessor’s consent

If the apartment is leasehold the terms of the lease may require you to obtain the Landlord’s consent prior to sub-letting, you should ask your Solicitor to check the terms of your lease on the apartment.

Deposit

The Landlord accepts that when we receive the deposit from the Tenant, in line with current legislation, Dandara Lettings shall lodge the monies with the Deposit Protection Scheme.

Indemnity

The Landlord undertakes to ratify whatsoever the Agents shall lawfully and reasonably do by virtue of this agreement and to indemnify them against all costs and expenses properly incurred by them in carrying out their duties and all other actions and acts pursuant hereto including legal expenses.


Fees, Charges or Penalties To Landlords

At the point of instruction

  • Tenancy Set Up Fee: £370 inc VAT to include listing of the property, compilation of inventory, marketing of property, viewing of property and move in paperwork.


During the course of the tenancy

  • Renewal Fee: £90 inc VAT payable when a new fixed term tenancy is agreed at the end of the initial contract.
  • Management Fee: 10% + VAT of the monthly rental
  • Disinstruction Fee: £600 inc VAT to include the writing to the tenants to gain permission for their details to be released, the handing over of all relevant information to any new agents, the handing over of keys and the transfer of the deposit.

At the end of the tenancy

  • Relet Fee: £300 inc VAT to include listing of the property, compilation of inventory, marketing of property, viewing of property and move in paperwork.

Client money protection

Dandara Sales, Lettings & Property Management are not part of a Client Money Protection Scheme.

Redress scheme

Dandara Sales, Lettings & Property Management are members of the Property Omsbudsman.

Terms and conditions of business - Manchester Lettings

Tenancy agreement

We will prepare a comprehensive Tenancy Agreement in accordance with English Law to protect the Landlord’s interests. Our standard Tenancy Agreement is an Assured Shorthold Tenancy, which is for a minimum term of 6 months renewable thereafter by mutual agreement. The cost of drafting this agreement is included in our letting fee. If the Tenant does not meet the requirements of an Assured Shorthold Tenancy we shall draft a Non-Housing Act Tenancy.

References

We will obtain references on prospective Tenants as appropriate including employers, previous Landlord, banking and credit check as necessary. Where we can not obtain suitable references we shall approach you, as the Landlord, for your agreement to take six months rent in advance and a raised security deposit of two months rent.

Inventory

Immediately prior to the letting of the property we will prepare an inventory and schedule of conditions. At the end of the term of the tenancy we will check the inventory and schedule of conditions and deduct from the deposit paid by the Tenant, any amount for damage to the Landlord’s property or possessions. We can accept no responsibility for damage to the Landlord’s property or possessions caused by the Tenant above the amount deducted from the Tenant’s deposit for any such damage.

Property repairs

We will investigate any repairs necessary reported at the property and instruct contractors to carry out any necessary work. Repairs up to £150 will be carried out without prior reference to the Landlord and above that amount shall be subject to the Landlord’s prior approval. The Landlord is free to instruct his own contractors to carry out any work should he wish to do so. We reserve the right to instruct contractors to carry out emergency work or work necessary where we have been unable to contact the Landlord for prior approval.

Net rental transfer

We will automatically transfer the net rental receipts to your account when we are in receipt of cleared funds from the Tenant, Landlords are paid within 14 days by BACS transfer. We will deduct from these receipts any amounts outstanding from the Landlord for necessary repairs or maintenance carried out at the property.

Tenant’s breaches

In the event that it becomes necessary to take Legal action against a Tenant you will be responsible for instructing a Solicitor and all subsequent fees.

Client identification

Under the provision of the Proceeds of Crime Act 2002, it is a legal requirement that the agent must be able to identify their client. All Private Landlords must provide Dandara Lettings with a copy of their Passport or EU Photo Driving Licence and proof of address to be held on file in accordance with Data Protection Act 1988.

Where there are joint Landlords (except for husband and wife) a copy of the relevant identification for each Landlord will be required.

Where the Landlord is a company, at least two directors must provide us with the relevant information.

Termination of agreement

The Agency Agreement may be terminated at no charge when Dandara Lettings have not identified a suitable Tenant. However, where Dandara Lettings has introduced a suitable Tenant and the Landlord refuses to allow the tenancy to proceed, the Landlord will be liable to pay a withdrawal fee of £200 + VAT.
