The rise of single-family housing

Highlighted during the pandemic, the property industry saw a rise in rental demand for high-quality and well-located single-family housing. More recently, cost of living pressure fuelled by rapid inflation has further added to the same demand with viewing requests now often in excess of 20 viewings, for every available property. Next to this, changes to the way we now live, and work really do mean that this sector of the housing market continues to grow and is here to stay.

A single-family home is a standalone residential house, designed to be occupied by an individual household, and built for rental living. Single-family homes are typically situated in urban and suburban locations and consist of two, three, and four-bedroom houses in communities of up to 500 homes.

Choosing to purchase a home, particularly a newly built property is always an important decision and a real milestone for families. In the past, the only entry point into a new home was to buy, this is no longer the case, single-family homes are available with the flexibility of renting without any of the previous purchase barriers that were traditionally in place.

Renters often include young families who value flexibility and are attracted to all the benefits of new build family homes - being in communities near good schools and amenities suitable for the family. New build homes for rent are very popular amongst the younger demographic overall, 90% of occupiers are under 45 years old, compared to 51% of other rental housing options.

In the same way, buyers value the benefits of new build homes, so do renters. New houses are built to be energy and carbon-efficient meaning energy bills are likely to be lower and they include stylish fitted kitchens, high-quality flooring, sanitaryware and white goods.
